The Standard plan in depth (from $135/mo)

Standard is for owners who lease, screen, and delegate. It takes everything in Core and adds the leasing-season toolkit, the team layer, and human support.

Pricing

On the 12-month plan: $1,620 paid yearly ($135/mo — best rate, Concierge Onboarding included free), $420 paid quarterly ($140/mo), or $150 paid monthly. No-commitment Flexible: $180/mo. Early exit from the 12-month plan = remaining balance due, stated plainly on the pricing page.

Everything Standard adds to Core

  • The automation pack: recurring rent posts itself on schedule; late fees assess automatically (state caps still enforced); deposit interest accrues without a button; lease-expiry and insurance reminders send themselves; preventive-maintenance plans generate work orders on schedule. Core does all of these manually — Standard means never forgetting.
  • Tenant screening workflow with configurable screening providers.
  • E-signatures — unlimited, no per-document fees: secure public signing links with typed-name consent, timestamp, and IP recorded.
  • Team management: invite and manage your own staff, with escalation-proof role limits and last-admin protection.
  • Custom roles beyond the six presets, built on the same 16-permission catalog.
  • Owner portal for portfolios with outside owners.
  • Advanced accounting.
  • Richer applications: co-applicants and guarantors, custom application questions, reusable applicant profiles, portable screening reports, and applicant messaging.
  • Human email support alongside the knowledge base.
  • Concierge Onboarding available: the 30-day done-for-you migration at $300 — included free when you pay yearly.

Who upgrades to Standard

Owners with turnover (screening + e-sign every vacancy), owners who delegate (bookkeeper, leasing agent, maintenance super with scoped access), and anyone managing for outside owners. Compare every line on the product matrix, or see what Pro adds.

Common questions

What do I give up by staying on Core?

Convenience, never compliance. Core runs every posting, assessment, and accrual as a manual action with the same statutory guardrails enforced on each one. Standard means the same rules run on schedule without you remembering. You can start on Core and upgrade whenever the forgetting starts costing more than the plan.

Are e-signatures really unlimited?

Yes, with no per-document fee at any tier. Each signature records the signer's typed name, the timestamp, their IP address, the consent version, and a hash of the exact document signed, under ESIGN and UETA. Statutory eviction notices are deliberately excluded from the template library — those need your attorney's language.

What does team management actually protect against?

The two ways staff access goes wrong. Role limits are escalation-proof, so an org admin can assign org-staff roles but never master-admin or tenant roles; and last-admin protection stops you locking yourself out of your own account. Both matter more the day someone leaves than the day they join.

Does automation change which rules apply?

No. The scheduled jobs use the same caps, the same clamps, and the same once-per-period protection as the manual actions. Automation changes who presses the button, not what the software is allowed to do.

Need a hand beyond the knowledge base? Human email support is included on Standard and Pro plans. Core is our community edition — this knowledge base is its support channel.
