Rent, invoicing & the court-ready ledger
Money is where landlord software wins or loses in housing court. Stonerow’s ledger is append-only: entries post, they never silently change, and corrections happen as visible reversing entries.
- Append-only ledger per lease: charges post as debits, payments as credits, with a running balance and a printable, court-ready statement PDF.
- Reversing entries, never edits — the correction trail stays visible, the history stays trustworthy.
- Invoicing lifecycle (draft → sent → paid) with printable invoice PDFs; sending posts the charge and emails the tenant.
- Recurring rent charges per lease (amount + day of month), idempotent — never double-billed. Post them by hand on Core, or let them post themselves on schedule Standard.
- Late fees with your flat or percentage policy, always clamped to each state’s statutory limit — assessed manually on Core, automatically on schedule Standard.

The CT / RI / MA compliance engine
The reason Stonerow exists. Deposit caps, deposit interest, and late-fee limits differ in all three states — so the software enforces them where the mistake would happen, and none of it is ever paywalled.
Compliance features are free on every plan, permanently. Locking you out of your own legal toolkit is a liability, not a business model.
- Deposit-cap enforcement at lease creation and renewal: two months’ rent in Connecticut, one month in Rhode Island and Massachusetts — checked before the lease saves.
- Deposit-interest calculation per lease, per state: Connecticut’s annually published index, Massachusetts’ 5%, and correctly none for Rhode Island — run on demand on Core, accrued automatically on schedule Standard.
- Statutory late-fee clamps: Connecticut’s lesser-of-$50-or-5% cap and Massachusetts’ 30-day grace period applied automatically to bulk assessments.
- Statute-cited compliance notices: a security-deposit itemization statement and a past-due reminder, generated as printable PDFs with the citation on the page.
- Append-only legal records: ledgers, deposits, and leases are never hard-deleted — protected at the application layer and the database layer.
- Audit log: who changed what, when, from which IP — on leases, tenants, invoices, payments, and work orders. Read-only, always on.
