The expensive mistakes, stopped before they post
Landlord-tenant law is where small portfolios lose real money — deposit caps, interest rules, late-fee limits, return deadlines. Stonerow builds the rules into the workflow itself, so the software blocks the mistake instead of documenting it. And the engine is modular: state rule packs are configuration, not code — your state’s pack is scoped and enabled during onboarding, wherever you grow.
Security-deposit guardrails
The deposit cap is checked the moment a lease is saved, and the statute-cited itemization statement is ready when the tenancy ends — the mistakes that carry double and treble damages get stopped at entry, not discovered in court.
How deposit itemization works →Deposit interest, done right
Every state treats deposit interest differently — annual published indexes, flat percentages, or none at all. Stonerow applies the property state’s rule per lease: on demand on Core, automatically on schedule with Standard.
How deposits & interest work →Late fees that stay legal
Set your policy once — flat or percentage — and every assessment is clamped to the statutory limit before it posts, whether you run it by hand or the automation runs it for you. You cannot accidentally charge an illegal fee.
How late fees work →Court-ready by architecture
An append-only ledger with visible reversing entries, an always-on audit log, and printable statute-cited paperwork. When the penalty math is double or treble damages, the record that can’t be quietly rewritten is the one that wins.
What makes records court-ready →Deepest packs today: Connecticut, Rhode Island, and Massachusetts — statute-by-statute guides live in the help center.

Questions
Frequently asked questions
What is Stonerow PM?
Stonerow PM is web-based property management software built for independent landlords in Connecticut, Rhode Island, and Massachusetts. It manages properties, units, leases, and tenants; keeps an append-only, court-ready rent ledger; handles invoicing and state-capped late fees (automation on paid plans); enforces security-deposit rules for CT, RI, and MA; and handles maintenance, applications, listings, and a tenant portal.
Who is Stonerow PM for?
Independent landlords and small property managers with roughly 1–50 units in Connecticut, Rhode Island, or Massachusetts — the owners of triple-deckers, two- and three-family houses, and small apartment buildings that national platforms price out with unit minimums and monthly floors.
How much does Stonerow PM cost?
Core is free forever, with unlimited properties, units, tenants, and leases. Paid plans run on a 12-month plan with your choice of payment schedule: Standard is $135/mo paid yearly, $140/mo quarterly, or $150/mo monthly; Pro is $180/mo paid yearly, $190/mo quarterly, or $200/mo monthly. A no-commitment Flexible option is $180/mo (Standard) or $240/mo (Pro). Every new organization starts with a full 30-day Pro trial, and standard onboarding is free on every plan.
I’m not in Connecticut, Rhode Island, or Massachusetts — can Stonerow handle my state?
Yes. Stonerow’s compliance engine is modular: state rules are packs, not hard-coding. During onboarding we scope your state’s requirements — deposit caps, interest rules, late-fee limits, notices — and enable your state’s pack as part of setup. CT, RI, and MA are our deepest coverage today; new states are added through exactly this process.
Are compliance features really never paywalled?
Correct. Deposit-cap enforcement, deposit-interest accrual, statutory late-fee limits, the append-only ledger, and compliance notices are never gated behind a paid tier. Locking a landlord out of their own legal records is a liability, so it is a design rule of the product that compliance and system-of-record features stay available on every plan.
Does Stonerow use rent-setting algorithms?
No — by design. Stonerow never pools one owner's data with another's and never produces a cross-landlord rent recommendation. Your building, your rent, your call.
Can I cancel and keep my records?
Yes. Paid plans run on a 12-month plan (early exit = the remaining balance, stated plainly on the pricing page), or choose the Flexible month-to-month option and cancel anytime. Either way your reports export to CSV, and dropping to the free Core plan never removes access to your records, ledger, or compliance features.
Solid. Loyal. Built to last.
Like the stone walls that line New England — no mortar hiding anything, every piece where you can see it. Start on the free Core plan; every new organization gets 30 days of Pro to try everything.
