Core is a complete landlord operating system at $0, forever, with no term. It is the community edition: this knowledge base is its support channel, and nothing in it is a trial.

Who Core fits

The self-managing owner who runs their own leasing and books — a two-family, a three-decker, a handful of units — and wants the compliance guardrails and the court-ready paper trail without a subscription.

Everything in Core

• Portfolio: unlimited properties, units, tenants, and leases; validated property and dwelling types; roommates, co-tenants, occupants, and guarantors on one lease; renewals with rent increases and deposit-cap recheck; 30/60/90-day expiration radar; lease templates with merge fields; pets and vehicles; the assets/appliances registry.
• Money (manual, with guardrails): the append-only court-ready ledger with reversing entries and printable statements; invoicing (draft → sent → paid) with PDFs; hand-posted rent charges (idempotent); manual late-fee assessment clamped to state caps; payment recording for cash, check, money order, bank, card, and other, with receipt PDFs and automatic receipt emails; utility/RUBS splitting; expense tracking; revocable public statement links; the Billing Hub.

• Maintenance: work orders created by hand, with staff or vendor assignment and costs; tenant-submitted requests; move-in/move-out/periodic inspections with photos; tasks and reminders.

What Core does not include

The automations. Core is deliberately manual: rent charges, late fees, deposit-interest accrual, reminder emails, and preventive-maintenance work orders all run when you run them. On Standard, the automation pack does those on schedule — plus tenant screening, e-signatures, team management, custom roles, owner portal, and advanced accounting.
