Onboarding: free standard setup vs Concierge Onboarding
Standard onboarding is free on every plan. Concierge Onboarding is an optional 30-day program where we do the move for you.
Standard onboarding — free, every plan
Guided data import for properties, units, tenants, and leases, plus this knowledge base. You drive; the software checks your data against your state's deposit rules as it comes in. There are no mandatory setup fees, per-bank-account fees, or import charges — switching in should never cost money.
Concierge Onboarding — optional, done for you
A dedicated onboarding contact runs your migration end-to-end over 30 days: week 1, kickoff and data import; weeks 2–3, your state's compliance pack, requested features, roles, and templates configured, plus team training on your real data; week 4, parallel run and go-live.
Pricing: $300 on Standard, $400 on Pro — flat up to 500 units, custom above — and included free when you pay yearly.
Outside CT, RI, or MA?
The compliance engine is modular: state rules are packs, not hard-coding. During onboarding we scope your state's requirements — deposit caps, interest rules, late-fee limits, notices — and enable your state's pack as part of setup. There is no charge for adding your state.
What to bring
A spreadsheet is fine. What speeds a migration up is having six things to hand: property addresses and types, the unit list with beds, baths, and market rent, current tenants with contact details, active leases with term, rent, and deposit, the date each deposit was taken (interest accrual needs it), and outstanding balances as of your cutover date. Vendor contacts and open work orders are a useful seventh if you have them.
Common questions
Can I start free and upgrade later?
Every new organization begins with a full 30-day Pro trial, no card required. When it ends you choose a plan, and dropping to Core removes conveniences — automation, e-signature, branding — never your records, your ledger, or your compliance tools.
Does switching in cost anything?
No mandatory setup fee, no import charge, no per-bank-account fee. Concierge Onboarding is the only paid option, and it is included free when you pay yearly.
What if I am not in CT, RI, or MA?
The compliance engine is built as packs rather than hard-coded rules. Your state's deposit caps, interest requirements, late-fee limits, and notices are scoped during onboarding and enabled as part of setup, at no charge.
How long does self-service setup take?
The order is properties, then units, then tenants, then leases, then recurring charges. A small portfolio is an evening's work, and nothing posts or sends while you are building structure — the system stays quiet until you give a lease a charge.
