Getting started: your organization, first property, and trial
Every new Stonerow organization starts with a full 30-day Pro trial — every feature unlocked, no credit card. Here is the shortest path from a fresh account to a running portfolio.
1. Create your account
Create your account at app.stonerowpm.com/register. Your organization is the container for everything — properties, units, tenants, leases, money, and documents — and every record in it is isolated to your account.
2. Add a property and its units
Start with one building. A property carries its address and a validated type (apartment building, single-family, condo, townhouse, and more); its units each carry a dwelling type, a listed/unlisted flag, and a listing description you can use later for vacancies.
3. Add tenants and the lease
Create tenant records, then bind unit + tenants + term + rent + deposit together as a lease. Stonerow checks the security deposit against your state's cap the moment the lease is saved — two months' rent in Connecticut, one month in Rhode Island and Massachusetts. Roommates and co-signers are first-class: primary, co-tenant, occupant, and guarantor roles all live on the lease.
4. Turn on the money
Give the lease a recurring rent charge (amount + day of month) and it posts to the ledger once per month, idempotently. Record payments as they arrive — every charge and payment lands on the append-only, court-ready ledger with a printable statement.
What happens when the trial ends
Your account lands on the plan you chose, or simply continues on free Core. Records, ledger, and compliance features are never locked away, whatever you pick.
Common questions
Do I need all my data ready before I start?
No. Build it up as you go — one property, its units, then a lease. Nothing posts to a ledger and nothing is emailed to a tenant while you are entering structure, so the early exploration is genuinely safe. The system stays quiet until you give a lease a recurring charge or record a payment.
What if I only own one small building?
That is the design target. There are no unit minimums and no monthly floors, so a six-unit owner runs the same software on the same terms as a fifty-unit one.
Can I bring my bookkeeper or property manager in?
Team management arrives on Standard, with six scoped role presets — org-admin, property manager, bookkeeper, maintenance supervisor, leasing agent, and read-only — built on a sixteen-permission catalogue. Each person sees the part of the portfolio their job needs and no more.
What order should I work in?
Properties, then units, then tenants, then leases, then recurring charges. Each step depends on the one before it, and taking them out of order is the only reliable way to make setup feel harder than it is.
